2017: The Year of American Dreams!

Another year has come and gone and we are thrilled to have played a small part in many of life’s important milestones for many families. We know that every time we do a closing, in addition to the legal paperwork, research, funding transfers, and insurance that we provide, our work represents significantly more than what we can see. What is our work, truly?

It’s a newlywed couple buying a townhome together.

It’s a family’s legacy when the patriarch passes away and leaves the family home to his children.

It’s a retired couple who are downsizing now that their children have all grown up and left the nest.

It’s the single mom who is putting a roof over her children’s home after a divorce meant she needed to refinance or move.

It’s a new construction build for a family who is selling their first house and moving into their dream home –  right in time for their new baby to arrive.

It’s a veteran who has come home from serving our country and have saved enough to get into a starter home.

These are milestone moments. Every closing is a milestone, and our closings bring families home – where life happens. Check out the interactive map below to see exactly where these milestone moments took place!

PRESS RELEASE: Commerce Title compliant with ALTA’s Best Practices

HA&W, LLP, a nationally-recognized tax, audit and business advisory firm headquartered in Atlanta, announced today that the firm has deemed 20 title agencies compliant with ALTA Best Practices.

These agencies, along with more than 500 others, have partnered with HA&W through its ComplianceSuccess® Program. Developed in collaboration with ALTA, the AICPA and the industry’s top title agents, HA&W’s ComplianceSuccess Program assures lenders that a title agent or settlement firm meets the highest standards in compliance benchmarking, readiness and reporting across all seven ALTA Best Practices Pillars.

According to AICPA standards, lenders can fully rely upon attestation programs such as ComplianceSuccess to help meet their regulatory obligations. The standards, however, do not support “consulting engagement certifications” or other less rigorous programs that are offered by many in the ALTA Best Practices “certification” industry. For that reason, a CPA review or examination gives title agents a real advantage in the marketplace, as well as increased comfort in their own risk management.

HA&W provides a wide array of compliance reports including: CPA reviews, CPA examinations, SSAE16/SOC 1 and SOC 2 reports and ISO 27001 certifications. For a small agency, reviews start as low as $3,750, including a detailed readiness assessment. An examination adds HA&W’s CPA opinion along with increased onsite testing. SOC 1 and SOC 2 reports, along with ISO 27001 certifications, meet the needs of the largest and most sophisticated agencies.

Firms that have recently achieved ALTA Best Practices compliance through HA&W’s ComplianceSuccess Program include:

“These industry leaders are taking a proactive stance with regard to compliance with ALTA Best Practices,” said Lee Fields, managing director of Business Consulting Services at HA&W. “They recognize the importance of compliance to the overall operational efficiency of their business and chose to partner with a CPA firm that stands with their clients by only issuing attestation-level ALTA compliance reports which are the gold standard.”

Fifty companies were honored at the Baton Rouge Business Report’s annual event which was held on September 28 at the Crown Plaza. This year, Commerce Title and Abstract Company ranked number eleven in the small to medium-sized category, the only ranked title company among the designees listed.

Companies from across the capital region entered the two-part process to determine the Best Places to Work in Baton Rouge. The first part consisted of evaluating each nominated company’s workplace policies, practices and demographics. The second part of the process consisted of a confidential employee survey to measure the employee experience. The combined score determined the top companies and the final ranking. The organization Best Companies Group managed the overall registration and survey process in Baton Rouge and also analyzed the data to determine the final rankings.

The TRID Delay: What it means for the industry now and in the future

CFPB’s delay had serious consequence for companies that had been diligently working toward August 1, 2015.

The Consumer Financial Protection Bureau (CFPB) gave the mortgage industry quite the surprise on June 24 of this year. With only 27 working days until the August 1 effective date of the TILA-RESPA Integrated Disclosure rule (or “TRID” for short), it proposed to delay the rule’s effective date to October 3. The reason? The agency that holds the industry to the fire for compliance with its regulations missed one of its own compliance requirements for the TRID rule. The CFPB dubbed its mistake as an “administrative error.” But this administrative error had serious consequences, both good and bad, for the industry. Some are TRIDiculously happy; others are stuck TRIDing water on their project plans. And the proposed delay has repercussions for not only TRID, but for the CFPB’s future mortgage rulemakings as well.
